Foster believes technology should be utilized and maximized in order to serve the people who will eventually inhabit a space, always keeping in mind the environment, by maximizing natural light and ventilation with the structure’s design. During the early stages of the project, Foster + Partners conducted a topographical study of the city, analyzing the wind and rain patterns, temperatures, and rays of the sun. The results of the study led to the overall cruciform design of the building as well as the orientation in each residential unit.

Its sustainable design has been at the forefront of The Estate Makati’s vision, ensuring it is an integral part of the property from planning, development to the lifestyle of its future community.

Arcadis, a global design, engineering and consultancy company, was appointed as the project’s LEED and QS Consultant and is driving the plan in obtaining its LEED v4 Gold certification. “Our goal is to enhance not only the quality of life for the residents of The Estate Makati, but also for those in the city of Makati”, says Carla Cruz, Arcadis Director of Environment, The Estate Makati’s LEED and QS Consultant. “Aiming for LEED Gold is a deliberate decision. Designing a residential community that promotes sustainability influences other developers around the area to do the same. Together we can build communities and a city that enables a harmonious union between nature, property and the people it houses,” she added.

The Estate Makati’s prime location is also a key factor in reducing carbon footprint. Nestled at the heart of the Makati business district, its proximity to key institutions allow minimal use of vehicles. It will also be the only residential building with provision for e-vehicle charging stations which will cater to at least 200 vehicles at a given time, far more generous than the LEED requirement of only 13.

Some of its many green building features include a rainwater collection system. This strategy collects storm water which relieves the public drains and thereby, preventing occasions of flooding during the rainy season. Rainwater collected is used for irrigation of plants and landscapes – which makes up more than 32.6% of the total lot area.

Energy performance was also optimized for the entire property with a 22% improvement in comparison to similar building types. It is designed with high energy efficiency ratio, lighting fixtures and air-conditioning system which both have low energy consumption. Air filtering system is also MERV-13 rated which can filter the smallest of particles from outdoor air. To further improve air quality which is very crucial during these times, the building has a no-smoking policy while all paints and coatings used on the structure were thoroughly checked to ensure there will be no hazardous compounds when residents move in.

Another salient feature of the development is more than 30% of its open spaces will be dedicated to lush green spaces for all the residents to enjoy.

Lighting was designed in a way natural light will be maximized. All large windows, which are complemented by horizontal fins giving shade and privacy, use high performance and double-glazed glass. This provides energy efficiency and protection from the harmful UV-rays of the sun.

Each unit at The Estate Makati features double slab technology which conceals utilities, plumbing, and electricals. The column-free layout allows residents to customize the design of their homes according to their personal preference.
